In a quiet location with good road access, the farmhouse is exceptionally well placed for riding, walking and the wealth of other country pursuits that the area can offer. The Exmoor National Park, an Area of Outstanding Natural Beauty (AONB) consists of beautiful undulating open moorland and rolling pastures of farmland. Pretty villages across the area have thriving local communities and superfast broadband. The dramatic North Devon coastline is easily accessible and boasts fantastic walking along the South West Coastal Footpath, many sandy beaches and some of the best surfing in the United Kingdom.

Dulverton has many local shops including a post office, butchers, convenience store, greengrocers, delicatessen, pubs, eateries, garage, health centre and schooling. The county town of Taunton is some 25 miles to the east and the unspoilt market town of South Molton is 14 miles to the west with its regular livestock and pannier markets. Communication links are good with access to the M5 Motorway at Tiverton where there is a mainline railway station providing direct links to London Paddington in just under 2 hours. A branch railway line links Barnstaple with Exeter St David's and Exeter Central.

Dulverton has a primary school, and secondary schooling can be found at South Molton, Wiveliscombe and Minehead. Private schooling locally is available at highly regarded West Buckland near South Molton and Blundells near Tiverton.

DESCRIPTION The property is a charming Grade II Listed period farmhouse comprising the main farmhouse being surrounded by gardens together with a separate stone barn conversion used as a gym and entertaining room. Level lawns to the front give a beautiful outlook and an enclosed paddock to the rear is complete with an extensive poultry run. Extending beyond this are two large level pasture paddocks, ideal for grazing, extending to some 10 acres approximately. Particularly well suited to equestrian use, there is ample space to build a block of loose boxes or American barn style stabling.

A large dining room has beamed ceilings, an inglenook fireplace with a fantastic solid fuel range inset and serving window through to the kitchen. The kitchen is fitted with base and wall units, part integrated appliances, alcove with a 'Mercury' professional gas range cooker and a large walk in larder. Adjoining is a practical utility room with entrance from the front patio, with cloak room and office beside. From the hall, glazed doors lead into the sitting room which has a large stone inglenook fireplace inset with a log burning stove and opening to the library.
On the first floor, the spacious master bedroom has fitted cupboards, a walk-in wardrobe and an en-suite with Jacuzzi corner bath and shower cubicle. Two further double bedrooms have en-suite facilities and a fourth double bedroom has views to the south.
